Our leasing process is a rigorous filter designed to protect your asset. We handle everything from comprehensive background and credit screenings to the execution of legally compliant lease agreements, ensuring a seamless and secure transition for every new resident.
- Leasing the property out, and subsequent leasing is included with the full-time management service
- Comprehensive tenant and pet screening through reputable sources
- Rental application required by all adults over 18
- Screen tenants for verified income, fico score, rental history, and background
- Prepare lease agreement & required property disclosures once qualified
- All forms used maintain full legal compliance with city, county, and state laws
- All renters are required to maintain renters’ insurance as part of leasing
- Collect and maintain security deposit and move-in funds
- Extensive photos of property condition taken prior to tenant move-in
- Coordinate utility transfer with tenants
- Coordinate move-in and complete walk through with tenants
Management
Consistent Oversight and Tenant Relations
Effective management is about balance—enforcing lease terms firmly while maintaining open lines of communication. By assigning a dedicated Account Manager to your property, we provide a single point of contact to handle rent collection, legal notices, and daily tenant concerns with professional poise.
- Oversee on time rent collection by tenants
- Handle tenant concerns and complaints regarding the property
- Enforce terms of the lease with tenants and issue any verbal and written notices
- Assign a “Account Manger’ to your property for direct and easy contact
- Notify owners of needed maintenance to the property
- Property inspection completed 90 to 120 days after move-in. Annual inspection completed upon all lease renewals
- Initiate lease renewal and assess the opportunity for a rent increase
- Stay updated on ever-changing laws to keep you fully protected
- Serve a 3-day notice to pay or quit if rent not paid according to lease terms, start eviction proceedings with attorney (any court appearance on behalf of owner during the eviction process is $100 per appearance)
Accounting

- Year-end financial report and 1099 for easy tax preparation

- Security Deposit held in legal broker trust account per industry standards
- Payment of HOA Dues, Mortgages, property taxes if requested owner
Property Maintenance

We treat your property as if it were our own, utilizing a network of trusted vendors to address repairs and conduct routine inspections. Our goal is to catch small issues before they become costly problems, ensuring your investment remains in top-tier condition year after year.
- Tenants required to issue maintenance requests through online tenant portal
- Property managers initiate and follow up on repairs
- Established relationships with reliable & specialized maintenance vendors for better pricing
- All vendors are required to have liability insurance workers comp, & licensing
- Repairs that are over the limit set by Owners in the property management agreement will require permission in writing
- We will work with your home warranty coverage on repairs if you have a home warranty policy for the property
- Insurance claims are not considered “regular maintenance coordination”, will be billed for coordination of these repairs at an agreeable charge settled on by agent & owner before proceeding
