8.5 % of montly collected rents + (account establishment of $500)

Property Marketing

  • Rental market assesment of the property (rental value)
  • Recommend improvements to property for optimal rent. ($500 fee if we handle coordination of improvements)
  • Listing on 20+ high profile rental websites
  • Photos taken property emphasizing all its features
  • In person showings to prospective tenants.
  • Listings posted on company Website
  • Regular updates to the owner through out the leasing process

Property Leasing

  • Leasing the property out, and subsequent leasing is included with the fulltime management service
  • Comprehensive tenant and pet screening through reputible sources                                          
  • Rental application required by all adults over 18
  • Screen tenants for verfied income, fico score, rental history, and background
  • Prepare lease agreeement & required property disclosures once qualified
  • All forms used maintain full legal compliance city, county, and state laws
  • All renters are required to maintain renter’s insurace as part of leasing                     
  • Collect and maintain security deposit and move-in funds
  • Extensive photos of propert condition taken prior to tenant move-in
  • Coordinate utility transfer with tenants
  • Coordiante move-in and complete walk through with tenants

Management

  • Oversee on time rent collection by tenants.
  • Handle tenant concerns and complaints in regards to the poperty.
  • Enforce terms of the lease with tenants and issue any verbal and written notices.
  • Assigned “Account Manger” to your property for direct and easy contact                                                                                                                            
  • Notify owners of of needed maintenace to the propeprty
  • Property inspection completed 90 to 120 days after move-in. Annual inspection completed upon all lease renewals.
  • Initiate lease renewal and assess the opportunity for a rent increase
  • Stay update on everchanging laws to keep you fully protected
  • Serve 3 day notice to pay or quit if rent not paid according to lease terms. Initate eviction proceedings with attorney (any court apperrance on behalf of owner during the eviction process is $100 per apperrance) 

Accounting

  • Owner direct deposit of rental income (disbursed no later than the 10th of each month)
  • Online owner portal with 24/7 access to accounting, statements, and documents
  • Use industry leading property management accounting software (Appfolio)
  • Full time bookeepers on staff
  • Online statements sent monthly & yearly to keep your records straight for tax purposes
  • Year end financial report and 1099 for easy tax preparation
  • Tenant portal with ability make online payments
  • Security Deposit held in legal broker trust account per industry standards.
  • Payment of HOA Dues, Mortgages, property taxes if requested owner.

Property Maintenance

  • Tenants required to issue maintence requests through online tenant portal.
  • Property managers intiate and follow up on repairs
  • Established relationships with reliable & specialized maintenance vendors for better pricing.
  • All vendors are required to have liability insurance, works comp, & licensing.
  • Repairs that are over the limit set by Owners in the property management agreeement will require permission in writing
  • We will work with your home warranty coverage on repairs if you have a home warranty policy for the property.
  • Insurance claims are not consider “regular manintenace coordination”. Will be billed for coordination of these repairs at an agreeable charge settled on by agent & owner before proceeding.
