We focus on the heavy lifting of marketing and vetting to ensure you start off with a solid foundation. Our fee is a straightforward 75% of the first month’s rent, no hidden account fees or surprise costs.
We see this as a collaborative hand-off. Our job is to use our resources to find a reliable resident and handle the complicated paperwork, then step back and let you take the reins. It’s a practical way to get professional-grade leasing standards without committing to a long-term management contract.

We handle the legwork of getting your property in front of potential renters. This includes a market rent assessment, professional photos, and listings on over 20 high-profile websites. We keep you updated throughout the process so you know exactly how the market is responding.

Property Leasing
Handling the Details and Paperwork
This is where we do the vetting. We run comprehensive background, credit, and income checks for all adult applicants. Once we find a qualified fit, we prepare the lease, collect the security deposit, and coordinate the move-in walk-through before handing the keys and the relationship over to you.
- Comprehensive tenant and pet screening through reputable sources
- Rental application required by all adults over 18
- Screen tenants for verified income, fico score, rental history, and background
- Prepare lease agreement & required property disclosures once qualified
- All forms used maintain full legal compliance city, county, and state laws
- All renters are required to maintain renter’s insurance as part of leasing
- Collect security deposit after leasing property and instruct rent payment to the owner.
- Extensive photos of property condition taken prior to tenant move-in
- Coordinate utility transfer with tenants
- Coordinate move-in and complete walk through with tenants
- Provide owner with lease, photos, tenant contact, and any invoices at closing of account
- Tenant placement fee to Best Property is taken from the tenant security deposit and the owner is given the balance.
After the tenant’s move into the property, Best Property Management and its agents will not be involved in managing the property in any way.

We do offer a service to renew lease paperwork once your initial lease expires after one year. We charge a fee of $250 to prepare a new lease and initiate the signing of the renewal lease with the tenants.
